Goals for Investors To acquire and manage residential and commercial property portfolios at prices under market value, provided that the majority of spaces are rented out. A so-called “development enterprise” for rental- and value development optimizes the property portfolio mid- to long-term (10 year holding period). This provides the investor with a manageable investment period with interesting and calculable investment yields.
Concept Returns for investors result from running rental income, as well as from the difference of current low property prices, which sellers must often accept for a quick sale, and the actual market value obtainable in a later sale. Remaining profits are then divided 50:50 between investors and management.
Investment Criteria: Your Security ZBI Professional adheres to certain minimum requirements, established within the articles of association, for properties chosen by the management for consideration. This ensures that only exceptionally interesting purchase opportunities are considered. The final purchase decision is made by the investors alone. The purchase price of portfolio properties, including potentially necessary renovations, should not exceed 11 times the annual net rental income (approx. 9% rental return per year before purchase- and fund auxiliary costs). Regulation of Resource Disposition Resource disposition is regulated by an auditing firm.
Minimum Deposit The minimum deposit (minimum acquisition price) is 25,000 Euro. Greater subscription amounts must be evenly divisible by 1,000. In addition to the subscription amount, an agio of 5% is required, which will, however, be treated as capital, and will both earn interest and be repaid at the end of the investment period.
